a licensed property manager in Montana. I started Edge Properties, LLC when I bought my first rental in 2011. Before that I managed a family-owned office complex of four buildings with approximately 18,000 sq. ft. of space for 13 years. I bought my second property in 2014 and earned my license in 2016. While we do tailor our  services to each owner, certain processes remain consistent:

• Contract negotiation to hire Edge as manager. We work for you!
• You and your properties are entered into our management software.
• You have an account in our system so you can see your financials and other important data.
• Your property income is tracked along with expenses making financial reporting and taxes easy.
• Your property is listed with multiple sites for maximum reach to potential tenants across the U.S.
• Documents are stored all in one place on-line.
• Property details and history are tracked and accessible.
• You receive monthly financial statements along with your owner draw and property report.
• Your property will have a minimum of quarterly interior inspection and frequent drive-bys to detect problems early.
• Clear, honest and prompt communication.
• Fairness in all exchanges. We don't need to keep a maintenance staff busy, but will find the best person to complete necessary or requested repairs. We won't bleed your profits to feed ours.
